How to find a place to rent

Finding a place to rent can often become a stressful and time-consuming process. KMPM have a dedicated team of Letting Agents who will reduce this stress for you and help you find your home, whether you are an individual looking for a one bedroom apartment or a family / group looking for a three, four or larger home you will be able to find it here.

First of all, think carefully about the type of property and location of the property you would like to rent and which best suits your lifestyle. Consider your ‘must have’ criteria – what will you not compromise on? For example, if you are only there during the week, a small place might do just fine. If security is important, then a ground floor flat may not suit. If you have a car, then a parking space is a must. If you are unsure on location please discuss it with us and we will be glad to help you refine your search.

Do you want furnished or unfurnished accommodation or would something that is just part-furnished be okay? Often it doesn’t make much difference to the rent.

If it is furnished and you are sharing with others, do you trust them to look after the furniture, because you may lose some or all of your deposit to pay for damage, even if they are responsible for it?

Budget – how much would you be prepared to pay for the right property?
Length of tenancy – what length do you want your lease to be, 6 months or 12 months.

What facilities are there for washing and drying clothes?
Does the property have all the appliances you need?
Do you need a garden?

When you would like to see a property from our letting list, that may suit your requirements, please call our office or our Letting Negotiator to arrange a viewing. Our Letting Negotiator will arrange an appointment time with you and meet you at the property to guide you through it. When 3 or 4 people are interested in renting the property together, it is important that all tenants come to the initial viewing. It is important that any appointment that cannot be kept, is cancelled through our office.

Our normal hours of business are from Monday to Friday from 9.00 am – 5.30 pm. However, for your convenience, we do cater for late viewings, by appointment, after hours from Monday evening to Thursday evenings and on Saturdays.

Fees
There is no fee payable by prospective tenants to KMPM for our services.
RTB
KMPM will register your tenancy with the Private Residential Tenancies Board. The cost of this registration is the landlord’s responsibility.
Income Tax Rent Relief
If you pay income tax, you may be eligible for tax relief. Tax relief is also available for refuse charges. Details and application forms can be found on the Revenue – Rent Relief or by contacting your local tax office.
Television, Broadband & Telephone Services
All Digital / Satellite TV / Broadband Services and landline phone will need to be organised by the tenant.
Utilities
ESB, Gas and all other utility accounts will be transferred into the tenant’s name.

ESB and Bord Gais requires that you set up the account by one of two methods:

  • Direct Debit: If you wish to pay by direct debit, you must give the Utility Company your current bank details and they will bill you every two months.
  • Deposit: If you DO NOT wish to pay by direct debit you will be required to pay a deposit to the Utility Company. You will be billed every two months.
